So, the time has come to sell! Selling a home is just important a matter as buying your home. Selling a home has become more complex. New seller disclosure statements are required as well as longer form agreements and a range of environmental concerns. I, as your selling broker, can be there from the “get ready” stage to “closing” as I was there for you when you purchased your home.
What is a seller’s representative?
A seller’s representative (or seller’s agent) is an advocate for the seller not the buyer in a real estate transaction. A seller’s representative owes full fiduciary (legal) duties, including loyalty and confidentiality to their seller client and to keep their best interests in mind through the entire transaction.
As your seller’s representative, I will help you as follows:
- Get Ready. Hold an initial counseling session to assist you in preparing your house for “show conditions”. Together we will take a look at your home as if we were buyers again. What repairs should be done (inside and out), what rooms need to be painted and what upgrades are required which are likely to produce the best results.
- Set the price. Every owner wants the best possible price and terms for his or her home. Several factors, including market conditions and interest rates, will determine how much you can get for your home. The best scenario is to get the maximum price and the best terms during the window of time when your home is being marketed. We will discuss market conditions at this time. We will assess the inventory for sale and I will prepare a comparative market analysis (recent sales and days on market) for your review.
- Market your home. Homes are different. Each home is unique. Your home will quickly be entered into the local MLS (Multiple Listing Service) and placed on Realtor.com as well has developing a marketing strategy suitable for your home. I will market the property to other Brokers and agents via broker open houses and broker tours.
- Negotiations. I will assist you in the bargaining process, offering advice and counsel as offers are received. I will work closely with legal counsel and inspectors as required.
- Closing. Once a contract for the purchase of your home as been accepted, as you did buying your home, the new buyer will require a series of inspections to be done. I will be there to assist with the many requirements found in a typical sale agreement.
How I am Compensated:
Will be specified in the listing agreement and is subject to negotiations. Compensation is computed as a percentage of the total amount of money involved.

As a single agency broker I normally represent buyers in a transaction. For my past buyer clients then are now ready to sell their home and want to list their home with me, I offer the following. At the initial counseling session held with a potential buyer client, I will discuss any listings I may have at the time. I will disclose my agency relationship to the prospect buyer at that time. To prevent a conflict of interest, your homes will be the first homes I show a prospective buyer, (if that home suits his/her needs) prior to entering into a buyer agency agreement.
